Windhoek’s Building Projects Soar: Approved Plans Reach an Impressive N.92 Billion!

The bustling city of Windhoek has seen a significant uptick in building activity over the past year, with a total of 1,875 building plans approved, collectively valued at a remarkable N.92 billion (approximately 1 million USD). This marks a 2.8% decrease in the number of approvals year-on-year, according to the latest data from IJG Securities. However, the value of these approvals has seen a striking 26.4% increase compared to the previous year, showcasing the city’s resilience in the face of economic challenges.

From January to the present, Windhoek has approved 1,640 building plans worth N.76 billion—a notable 0.7% rise in the number of approvals compared to the same timeframe last year, alongside a fantastic 31.9% increase in value. These statistics indicate that while the overall number of building plans may have dipped slightly, the financial investment in these projects is on the rise.

October proved to be an active month for Windhoek’s construction scene, with the City approving 217 building plans valued at N0.7 million. This represents a compelling 65.6% month-on-month increase, demonstrating a city eager to expand and develop. It’s important to note, however, that the total value of approvals saw a sharp decline of 62.5% from the previous month, alongside a 53.2% decrease year-on-year, which may raise questions about the types of projects being prioritized.

Interestingly, October marked the first time since May 2020 that no commercial or industrial building plans were approved. While some may view this as a setback, it provides a rare opportunity for Windhoek to focus on residential growth and development. In fact, a notable 35 residential building plans valued at N.9 million were approved in October, showcasing a 66.7% month-on-month increase in approvals. Year-on-year, there was an impressive 59.1% rise in approvals and a staggering 104.9% increase in the value of these residential units.

The broader vision for Windhoek is being realized through ongoing property additions, with 182 additions worth N.7 million approved—the highest number of approvals to date for 2024. This reflects a healthy stability in the property market, with a cumulative total of 1,305 additions approved throughout the year, valued at N7.1 million.
